Macanta, Castle Rock CO: Neighborhood Guide
A new-construction community on the northeast side of Castle Rock, with three national builders, a 450-acre regional park on its north edge and a metro district levy worth pricing in before your first model tour.
Quick answer. Macanta is a master-planned community northeast of downtown Castle Rock, off Crowfoot Valley Road in unincorporated Douglas County (ZIP 80108). Hines bought the land in 2018, and Toll Brothers, Taylor Morrison and Lennar build single-family homes there. Builder sites list a $100 monthly HOA (October 2026), Crowfoot Valley Ranch Metropolitan District No. 2 levies 83.342 mills for 2026, and it borders the 450-acre Macanta Regional Park.

Where Macanta is and how it connects
Macanta sits on the northeast side of Castle Rock. Its location page (checked October 2026) puts McMurdo Gulch and the McMurdo Gulch Open Space on the south edge, the 450-acre Macanta Regional Park to the north and Crowfoot Valley Road along the west side. Mailing addresses read Castle Rock 80108, but Macanta sits outside Town limits.
The Crowfoot Valley Ranch metro districts that serve Macanta operate under a service plan the Douglas County commissioners approved in 2008, and their 2025 disclosure lists Douglas County, the Douglas County Law Enforcement Authority (which covers unincorporated areas) and the Castle Rock Fire Protection District as overlapping governments, not the Town of Castle Rock. U.S. Census boundary data also places the neighborhood outside Town limits (checked October 2026). The Town still provides water and wastewater service under intergovernmental agreements, including an extraterritorial wastewater agreement signed in 2020 (districts' 2025 annual report).
Most drives start on Crowfoot Valley Road and Founders Parkway to I-25 at Exit 184, about 4 miles from the middle of the neighborhood. Mileage tells only part of the story on I-25, so drive the route at the hour you'd actually commute. My south Denver suburb commute guide shows how drive times from Parker, Aurora, Lone Tree and Highlands Ranch compare, a useful yardstick for a Castle Rock address.
Approximate drive distances from Macanta, based on OpenStreetMap routing checked in October 2026:
- Downtown Castle Rock about 5 miles
- Denver Tech Center (Belleview Avenue) about 19 miles
- Downtown Denver about 29 miles
- Colorado Springs about 47 miles
- Denver International Airport about 40 miles, using E-470
The homes and builders in Macanta
Hines, the land developer, bought the property in May 2018. At that point the approved Canyons South plan showed 968 homes on about 2,043 acres, including the 450-acre regional park and 526 acres of natural open space (Colorado Real Estate Journal, June 2018). The metro districts' 2025 annual report still plans for 968 single-family homes and counted 680 built as of 2025. Construction is still active: Taylor Morrison held a grand opening for its Reserve Collection models on September 26, 2026 (livemacanta.com).
More homes are coming to the south. The Town of Castle Rock annexed 409 acres there in March 2023, and on December 16, 2025 Town Council approved the Canyons Far South site plan for 515 homes, 12.5 acres of commercial space and more than 200 acres of open space, with road connections into Macanta (Town of Castle Rock). Hines is developing that land too (CBS Colorado, July 2024).
You can bring your own agent to the model home on your very first visit. Builders handle registration differently, so check each builder's registration policy before you walk in. I explain why that first visit matters in my guide to touring Colorado model homes with your own agent.
Every home in Macanta is a detached single-family house. Three builders are selling as of October 2026, per the community's builder page and each builder's own site:
- Toll Brothers Ranch and two-story designs from about 3,300 to more than 4,800 square feet, starting at $1,074,995 (tollbrothers.com, checked October 13, 2026). The community site also lists a Toll Summit Collection, 2,974 to 4,282 square feet, with a new model coming soon and no price posted yet.
- Taylor Morrison The City Collection plus the Destination and Reserve Collections at The Enclave at Macanta, 2,061 to 5,855 square feet with basements included (livemacanta.com). Taylor Morrison advertises the City Collection from the mid $600,000s, with its lowest listed price at $685,999, and the Enclave Reserve Collection from about $1 million (taylormorrison.com, checked October 13, 2026).
- Lennar The Grand and Legends Collections, 2,175 to 4,116 square feet (livemacanta.com). Lennar lists homes from $749,900 to $1,139,150 (lennar.com, checked October 13, 2026).

HOA, metro district and carrying costs
Macanta has two layers of cost. The Macanta HOA handles covenant enforcement, architectural review and the operation of The Spoke, according to the metro district's own FAQ. Taylor Morrison's and Lennar's sites both list HOA dues of $100 a month (checked October 13, 2026); that figure comes from the builders, not the HOA, so confirm the current number in the HOA's disclosure package.
The second layer is property tax to Crowfoot Valley Ranch Metropolitan District Nos. 1 and 2. District 2 collects the tax and passes it to District 1, which maintains the native grass areas, 22 miles of fencing and 13 miles of mountain bike trails. District 2's 2026 transparency notice shows 83.342 mills for collection in 2026. The districts can issue up to $70 million of debt with a 50-mill cap on the debt service levy (district disclosure, August 2025). After a 2024 refinancing, District 2's bonds outstanding at the end of 2025 included $41.0 million of senior bonds, $22.1 million of subordinate bonds and $5.9 million of junior lien bonds (2025 annual report).
For rough math: at the 6.25% residential assessment rate HB24B-1001 set for local government levies collected in 2026, every $100,000 of assessor's value adds about $520 a year in District 2 tax, before county, school and library levies. Treat that as an estimate and confirm the parcel's actual bill with the Douglas County Treasurer or the title company. My comparison of metro district tax bills shows how to find the exact levy on a title commitment.
Water is the other line to watch. Castle Rock Water moved to Stage 2 drought restrictions on July 19, 2026 and back to Stage 1 on September 1 (Town of Castle Rock), and the district moved its common-area irrigation to two days a week. My Castle Rock water guide covers rates and long-term supply.
Amenities and what is nearby
Macanta's amenities lean outdoors. Here is what exists today, from the community, district and Town websites (checked October 2026):
- The Spoke The amenity center at 3625 Macanta Blvd. has a pool, a separate shallow pool with a zero-entry splash pad, a 1,500-square-foot fitness facility with studio space, a bike shop, co-working space and a community room with a kitchen.
- Trails 13 miles of mountain bike trails maintained by the metro district, plus hiking routes through the gulches and scrub oak. The community site describes about 1,000 acres of open space.
- Macanta Regional Park 450 acres owned by Douglas County on the north edge. The Town and County master plan pairs it with the Town's Cobblestone Ranch land as a 680-acre open space, with 11.6 miles of unpaved trail in the Macanta portion and a trailhead with 203 parking spaces. The Town says construction has not been scheduled.
- In town Downtown Castle Rock is about 5 miles away. Philip S. Miller Park, the Town's park just west of downtown across I-25, has an amphitheater, the Challenge Hill outdoor staircase and zip lines (Town of Castle Rock).
What to check when buying in Macanta
A few things deserve a slow read before you sign. My free buyer's guide covers the full process, and on foundations, my guide to reading a new-construction soils report walks through the engineering terms you'll see. These are the Macanta-specific items:
- Views and the land behind you Open space isn't always permanent. In 2024 some owners objected when Hines proposed homes on a parcel earlier shown as open space (CBS Colorado, July 2024). Ask for the approved plan for every parcel your lot faces.
- Lot premiums View and open-space lots usually carry a premium. Get the amount in writing and compare it with resales on similar lots.
- Soils and foundation Front Range lots can sit on expansive clay. Ask for the lot-specific soils report and the engineered foundation design.
- Builder warranty and contract Get the written warranty before you sign, including the structural term and how claims work. Builders often use their own purchase contract rather than the state form, so have it reviewed.
- Metro district Read District 2's budget and service plan. The levy can move within its caps.
- Radon Ask whether a passive radon system was installed, and test after you move in.
- Landscaping and water Check Castle Rock Water's current drought stage before you plan sod or new plantings.
Selling a home in Macanta
When you sell in Macanta, your competition is the model home down the street. Builders often advertise incentives, such as rate buydowns or design credits, and a resale seller can't match those dollar for dollar.
What you can offer is everything a new build doesn't have yet: finished landscaping, window coverings, a known tax bill and a firm move-in date. Price against recent closed resales in Macanta rather than builder list prices, and start with a free home value estimate so we can walk through the comps together.
Questions people ask about Macanta
What are the HOA fees in Macanta?
Taylor Morrison and Lennar both list Macanta HOA dues of $100 a month on their sites (checked October 13, 2026); confirm with the HOA's disclosure package. The HOA runs The Spoke amenity center and handles covenants and design review. You also pay the Crowfoot Valley Ranch Metropolitan District No. 2 levy, 83.342 mills for 2026, through your property tax bill, so budget for both.
Is Macanta in the Town of Castle Rock?
Macanta has a Castle Rock mailing address (80108) and Castle Rock Water service, but it sits in unincorporated Douglas County. Its metro district's service plan was approved by Douglas County, its overlapping governments include the Douglas County Law Enforcement Authority rather than the Town, the Town serves it under extraterritorial agreements, and Census boundary data places it outside Town limits. The land just south, Canyons Far South, was annexed into the Town in 2023. Confirm any specific lot with the Douglas County Assessor.
What school district serves Macanta?
Macanta is in Douglas County School District RE-1. Attendance boundaries can change as new schools open in growing parts of the county, so confirm the assigned schools for a specific address with the district's school locator before you write an offer.
How far is Macanta from Denver?
About 29 miles to downtown Denver and about 19 miles to the Denver Tech Center at Belleview Avenue, based on OpenStreetMap routing checked in October 2026. Most trips use Founders Parkway to I-25 at Exit 184. Denver International Airport is roughly 40 miles away using E-470.
Who builds homes in Macanta?
Toll Brothers, Taylor Morrison and Lennar, all building single-family homes as of October 2026. On October 13, 2026 their sites showed Taylor Morrison's City Collection from the mid $600,000s, Lennar from $749,900 and Toll Brothers from $1,074,995. Prices and incentives change often, so treat these as a starting point.
Is Macanta still building?
Yes. The metro districts counted 680 of a planned 968 homes built as of 2025, Taylor Morrison opened new Reserve Collection models on September 26, 2026, and the builders still list homes to be built. Next door, Castle Rock approved the Canyons Far South plan for 515 more homes in December 2025, so expect construction traffic for several more years.
How much is the metro district tax in Macanta?
Crowfoot Valley Ranch Metropolitan District No. 2 levies 83.342 mills for 2026 collection. At the 6.25% residential assessment rate, that works out to about $520 a year per $100,000 of assessor's value, on top of county, school, library and fire levies. Your exact bill depends on the assessor's value.
