This site provides educational content, neighborhood guides, market information, property listings, tools (such as the mortgage calculator), and a way to get in touch with Prerna. Prerna’s Assistant, the AI chat widget, provides informational responses about Colorado real estate and connects interested visitors with Prerna directly.
The site is for informational purposes only. Nothing on it constitutes legal, tax, investment, or mortgage advice. Before making a real estate, financial, or legal decision, consult a licensed professional.
2. Not a Substitute for Professional Advice
Market statistics, pricing estimates, neighborhood descriptions, mortgage calculations, and other information on this site are provided in good faith and based on sources we believe to be reliable, but:
- Real estate markets change constantly. Figures may be out of date by the time you read them.
- Every property and transaction is different. Generic information may not reflect your specific situation.
- The mortgage calculator provides rough estimates only. It is not a loan offer, pre-qualification, pre-approval, or rate lock. Actual loan availability, interest rate, fees, and eligibility depend on lender underwriting, your credit, and other factors. For real mortgage terms, contact a licensed mortgage lender.
- AI-generated responses (from the chatbot) may contain errors. Always verify important information directly with Prerna or another qualified professional.

3. Real Estate Representation
Using this site does not by itself create an agency or representation relationship between you and Prerna Kapoor or REAL Brokerage. A representation relationship is established only through a written agreement (for example, a Buyer Agency Agreement, Listing Agreement, or Transaction-Brokerage Agreement) as required by Colorado law. Until such an agreement is in place, Prerna has no fiduciary duty to you.
Prerna is licensed as a real estate broker in the State of Colorado. Her license number is available upon request. All real estate services are performed under REAL Brokerage, whose address and contact information are available at onereal.com.
4. Fair Housing Commitment
Prerna is fully committed to the Fair Housing Act and Colorado’s Anti-Discrimination Act. We do not discriminate or permit discrimination on the basis of race, color, religion, sex, disability, familial status, national origin, ancestry, creed, marital status, sexual orientation, gender identity, source of income, or any other protected characteristic. If you have questions or concerns about fair housing, contact the U.S. Department of Housing and Urban Development or the Colorado Civil Rights Division.
5. Acceptable Use
When using the site, you agree not to:
- Use automated scripts or bots to scrape content, submit forms, or abuse the chatbot (normal human use is welcome and encouraged).
- Attempt to break, probe, or bypass the site’s security measures.
- Submit false, misleading, or harmful information through forms or the chatbot.
- Use the site or chatbot to harass, threaten, or attempt to impersonate Prerna or anyone else.
- Violate any applicable law or regulation.

We may rate-limit, temporarily block, or permanently block any visitor who violates these rules, and we reserve the right to cooperate with law enforcement when appropriate.
6. Intellectual Property
All content on this site — including text, blog posts, neighborhood guides, video scripts, graphics, logos, branding, and the “Prerna’s Assistant” name — is the property of Prerna Kapoor unless otherwise noted, and is protected by copyright and trademark law. You may view, download, and print content for your personal, non-commercial use. Any other use (including republication, training AI models, or commercial distribution) requires prior written permission.
Property images sourced from MLS, Zillow, or other third parties remain the property of their original owners and are used here in accordance with fair use and MLS rules.
7. DMCA Notice and Takedown
We respect intellectual property rights and respond promptly to valid takedown notices under the Digital Millennium Copyright Act (DMCA), 17 U.S.C. § 512. If you believe content on this site infringes your copyright, you may submit a written notice with the following information (required by 17 U.S.C. § 512(c)(3)):

- Identification of the copyrighted work claimed to be infringed.

Repeat infringers may be banned under our Acceptable Use policy. If your content has been removed and you believe the removal was a mistake or misidentification, you may submit a counter-notice to the same address — counter-notices must comply with 17 U.S.C. § 512(g).
Note: knowingly making a material misrepresentation in a DMCA notice or counter-notice can result in liability under 17 U.S.C. § 512(f).
8. Third-Party Links and Services

We don’t control those services, and their terms and privacy policies govern your use of them. Your use of the site is also governed by our Privacy Policy, which explains what we collect, how we use it, and your rights. By using the site, you consent to the data practices described there.
10. Disclaimers and Limitation of Liability
The site is provided “as is” and “as available” without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy, or non-infringement.
To the maximum extent permitted by law, Prerna Kapoor, REAL Brokerage, and any of their affiliates, officers, employees, or contractors are not liable for any indirect, incidental, consequential, special, or punitive damages arising out of your use of (or inability to use) the site, including but not limited to lost profits, lost data, or business interruption — even if we were advised of the possibility of such damages.
Our total liability to you for any claim arising out of or relating to the site is limited to one hundred U.S. dollars ($100).
Nothing in these Terms limits liability that cannot be limited under applicable law (including liability for fraud, gross negligence, or willful misconduct).
11. Indemnification
You agree to indemnify and hold harmless Prerna Kapoor, REAL Brokerage, and their affiliates from any claims, losses, or expenses (including reasonable attorneys’ fees) arising out of your use of the site, your violation of these Terms, or your infringement of any third-party right.
12. Governing Law and Dispute Resolution
These Terms are governed by the laws of the State of Colorado, without regard to its conflict-of-laws principles. Any dispute arising out of or relating to the site or these Terms will be resolved exclusively in the state or federal courts located in Douglas County, Colorado, and you consent to the jurisdiction of those courts.
13. Electronic Communications
By using this site, submitting a form, or engaging with Prerna’s Assistant, you consent to receive communications from us electronically — including emails, automated notifications, and SMS where you’ve provided a phone number. You agree that any notice, disclosure, or other communication we send electronically satisfies any legal requirement that such communication be in writing, consistent with the E-SIGN Act and the Colorado Uniform Electronic Transactions Act. You may withdraw this consent for marketing communications at any time by unsubscribing; transactional and account-related messages may continue as required to provide the service.
14. Severability
If any provision of these Terms is held to be invalid, illegal, or unenforceable by a court of competent jurisdiction, that provision will be modified to the minimum extent necessary to make it enforceable (or, if it cannot be modified, severed), and the remaining provisions will continue in full force and effect.
15. No Waiver
Our failure to enforce any right or provision of these Terms is not a waiver of that right or provision. A waiver of any default is not a waiver of any later default. No waiver is effective unless made in writing and signed by an authorized representative.
16. Entire Agreement
These Terms, together with our Privacy Policy and any written agreement you separately sign with Prerna or REAL Brokerage (for example, a Buyer Agency Agreement, Listing Agreement, or Transaction-Brokerage Agreement), constitute the entire agreement between you and us regarding your use of this site. They supersede any prior understandings, marketing statements, or representations. In the event of a conflict between these Terms and a signed written agreement, the signed written agreement controls as to its subject matter.
17. Changes to These Terms
We may update these Terms from time to time. When we make material changes, we’ll update the “Last updated” date at the top of this page and, where appropriate, provide additional notice. Your continued use of the site after an update means you accept the revised Terms.
