Cherry Creek, Denver: Neighborhood Guide

People use "Cherry Creek" to mean three different things: a Denver statistical neighborhood, the 16-block Cherry Creek North shopping district, and the homes around them. Here's where the lines actually are, and what that means for the condo, rowhome or house you're looking at.

Quick answer. Cherry Creek is one of Denver's official statistical neighborhoods, bounded by 6th Avenue on the north, Colorado Boulevard on the east and University Boulevard on the west, with Cherry Creek and Alameda Avenue forming the south edge. It holds the Cherry Creek Shopping Center, the 16-block Cherry Creek North business district and mostly multifamily housing. Denver's base levy was 79.602 mills for 2025 taxes paid in 2026.

Where Cherry Creek is, and where its edges really are

When you're shopping for a home, it helps to know which Cherry Creek someone means. Denver's official statistical neighborhood called Cherry Creek runs from East 6th Avenue south to the creek, between University Boulevard and Colorado Boulevard. On the south side, the line follows Cherry Creek itself from University southeast, then runs along Alameda Avenue east to Colorado Boulevard. That's about 0.84 square miles on the city's neighborhood map.

Inside that boundary are two places people also call Cherry Creek. Cherry Creek North is the 16-block shopping and dining district from 1st Avenue to 3rd Avenue between University Boulevard and Steele Street, managed by the Cherry Creek North Business Improvement District. The Cherry Creek Shopping Center, the regional mall that opened in 1990, sits just south of 1st Avenue. North of 3rd Avenue is the residential Cherry Creek North neighborhood, and east of Steele Street is Cherry Creek East, which the city's plan treats as its own subarea.

Two well-known names nearby are outside the line. The Denver Country Club grounds are west of University Boulevard, in Denver's Country Club neighborhood, and the Polo Club area along Polo Club Road is south of the creek, in Belcaro. Listings often blur those edges, so I check the city's neighborhood map for any address a client is serious about.

Approximate drive distances from Fillmore Plaza in Cherry Creek North (OpenStreetMap routing, checked Oct 2026):

  • Downtown Denver (State Capitol) about 3 miles
  • I-25 at Colorado Boulevard about 3 miles
  • Union Station about 4 miles
  • Cherry Hills Village City Hall about 6 miles
  • Denver Tech Center (I-25 and Belleview Avenue) about 8 miles
  • Park Meadows mall, Lone Tree about 13 miles
  • Denver International Airport about 25 miles

The homes: condos, rowhomes, duplexes and a few houses

Cherry Creek is mostly attached housing. When Denver adopted the Cherry Creek Area Plan in 2012, the housing mix was 65% multifamily, 19% duplex, 10% single family and 6% in mixed-use buildings. The plan describes how Cherry Creek North and Cherry Creek East changed from mostly post-World War II cottage-style houses into a mix of duplexes, row houses, apartment and condominium buildings and single-family homes, and it recommends keeping low-scale forms in those residential blocks, with low-scale multi-unit buildings also appropriate in Cherry Creek East east of Madison Street.

In practice that gives you three kinds of purchase. There are condos in mid-rise and high-rise buildings, where services like a staffed lobby, garage parking or a fitness room, if the building has them, are paid for through HOA dues. There are side-by-side duplexes and rowhomes, many of them newer construction on lots that once held one of those original cottages. And there's a smaller number of single-family homes. Inside the BID area, buildings are also held to Denver's custom Cherry Creek North zoning, adopted by City Council in 2014, and the Cherry Creek North Design Advisory Board reviews submittals there against its design standards and guidelines.

For a pricing reference, Redfin showed a median sale price of about $1.65 million across all home types for the three months ending September 2026, up 35.2% from a year earlier, with 42 sales in September and a median of 67 days on market (Redfin, checked October 13, 2026). The mix of condos and houses that sell in a given quarter moves this number a lot, so read it as a rough reference. Redfin draws its own Cherry Creek boundary, and condos and houses are mixed in that number, so price any one home from its own building or block. If you're weighing a condo against a house, my look at how Denver's luxury condo and detached markets split is a useful starting point.

Property taxes, the BID and HOA costs

Cherry Creek is in the City and County of Denver, so your base levy is Denver's: 79.602 mills for 2025 taxes collected in 2026, made up of 26.328 mills for the city, 52.274 mills for Denver Public Schools and 1.000 mill for the Urban Drainage and Flood Control District (Denver Assessor's 2025 abstract). Any special district on the parcel adds to that. Denver Public Schools has also put a mill levy override on the November 2026 ballot, which would affect future bills if voters approve it.

The Cherry Creek North Business Improvement District certified 17.642 mills for 2025, and the separate Cherry Creek Subarea BID 0.168 mills (Denver Assessor). Under Colorado's business improvement district law, property that isn't commercial isn't subject to a BID's revenue-raising powers, and the BID describes itself as funded mainly by commercial taxpayers. So a home or condo usually doesn't carry the BID levy, but confirm the tax lines on the property's own record before you rely on that.

For most Cherry Creek buyers, the bigger carrying cost is the HOA. Condo dues here cover building operations, insurance, staff and reserves, and they vary widely from one building to the next. Read the budget, the reserve study and recent board minutes before you commit; my condo reserve study guide shows what to look for, and my post on why similar homes carry different tax bills covers how levies change a payment.

Shopping, the Cherry Creek Trail and what's nearby

The appeal of Cherry Creek is that daily errands, restaurants and the trail are all close by. Here's what's there, with sources checked in October 2026.

  • Cherry Creek North The BID counts 5 boutique hotels, more than 75 fashion and local boutiques, more than 50 restaurants and bars and more than 175 small businesses across its 16 blocks, with more than 4,500 parking spaces in the district.
  • Street parking Meters run 8 a.m. to 7 p.m. Monday through Saturday at $2 an hour with a 3 hour limit; parking is free on Sundays and select holidays (BID parking page).
  • Cherry Creek Shopping Center The regional mall south of 1st Avenue, opened in 1990 (Cherry Creek Area Plan).
  • Cherry Creek Trail Follows the creek along the neighborhood's south edge. Douglas County describes the Cherry Creek Regional Trail as running nearly 40 miles from Confluence Park in Denver to Franktown.
  • Pulaski Park A city park in Cherry Creek East, between the shopping district and Colorado Boulevard, with a playground (Cherry Creek Area Plan).
  • Seasonal events The BID runs Summer in Bloom and Winter Wanderland events in the district.

What to check before you buy in Cherry Creek

Most of what I check in Cherry Creek is about the building and the block, not just the unit.

  • Exact boundary and address Confirm whether the property is inside Denver's Cherry Creek statistical neighborhood, the Cherry Creek North BID, or a nearby neighborhood like Country Club, Belcaro or Congress Park. It matters for comparable sales and for zoning.
  • Condo HOA documents Read the budget, reserve study, insurance summary, any planned special assessments and the rules on rentals, pets and parking. Ask how many spaces and storage units come with the unit.
  • Energize Denver Denver's building performance program applies to commercial and multifamily buildings of 5,000 square feet and larger. Ask the HOA how the building is complying and whether upgrades are planned, since those costs can flow into dues or assessments.
  • Short-term rental rules Denver licenses short-term rentals only in a host's primary residence, so a second home or investment condo generally can't be rented for less than 30 days. Many condo associations add their own limits too.
  • Drainage on older blocks Denver's 2012 plan noted that drainage issues in Cherry Creek North and Cherry Creek East could cause flooding or ponding in big storms, and identified stormwater projects to address them. For a house or rowhome, ask about any water in the basement or garage, and check the flood zone.
  • Radon About half of Colorado homes test above the EPA's action level of 4 pCi/L (Colorado Department of Public Health and Environment). Test houses and lower-level units during your inspection period; my radon testing guide explains the options.

Selling a home in Cherry Creek

Cherry Creek buyers compare closely. A condo is priced against other units in the same building and similar buildings nearby, a duplex against other recent duplexes on comparable blocks, and a house against a much smaller pool. Days on market have stretched in 2026, so condition, HOA health and the building's story matter more than they did a few years ago. Have the HOA resale documents, the reserve study and any Energize Denver plans ready before you list, because serious buyers will ask on the first showing.

If you're thinking about selling, I'll build a price from sales in your building or block, not a citywide figure. Start on my home value page. Buying? My free buyer guide walks through the Colorado contract timeline.

Questions people ask about Cherry Creek

What are the boundaries of the Cherry Creek neighborhood in Denver?

On Denver's official statistical neighborhood map, Cherry Creek runs from East 6th Avenue on the north to Colorado Boulevard on the east and University Boulevard on the west. The south edge follows Cherry Creek from University, then Alameda Avenue east to Colorado Boulevard. It covers about 0.84 square miles.

Is Cherry Creek North the same as Cherry Creek?

Not exactly. Cherry Creek North is the 16-block business district from 1st Avenue to 3rd Avenue between University Boulevard and Steele Street, managed by a business improvement district founded in 1989. It sits inside the larger Cherry Creek statistical neighborhood, which also includes the shopping center, Cherry Creek East and the residential blocks north of 3rd Avenue.

Is Denver Country Club part of Cherry Creek?

No. The Denver Country Club grounds are west of University Boulevard, in Denver's Country Club statistical neighborhood. The Polo Club area south of the creek is in Belcaro. Both border Cherry Creek but aren't inside its official boundary.

What is the property tax rate in Cherry Creek, Denver?

Denver's base levy was 79.602 mills for 2025 taxes paid in 2026: 26.328 for the city, 52.274 for Denver Public Schools and 1.000 for urban drainage (Denver Assessor). Special districts can add to that, so check the specific property's tax record.

Do Cherry Creek condo owners pay the Cherry Creek North BID tax?

Usually not. The Cherry Creek North BID levied 17.642 mills for 2025, but Colorado's business improvement district law keeps property that isn't commercial outside a BID's taxing power. Confirm on the property's tax record, since mixed-use buildings can be split between commercial and residential parcels.

What kinds of homes are in Cherry Creek?

Mostly condos and other multifamily buildings, plus duplexes, rowhomes and a smaller number of single-family houses. Denver's 2012 Cherry Creek Area Plan counted the housing mix as 65% multifamily, 19% duplex, 10% single family and 6% in mixed-use buildings.

What school district serves Cherry Creek, Denver?

Denver Public Schools. School assignments and enrollment options depend on the address, so confirm them with DPS directly before you rely on them.
