Where Heritage Hills is and how it connects

Heritage Hills sits in the City of Lone Tree, with South Yosemite Street along its west side and Lincoln Avenue along its south side (Heritage Hills Metropolitan District map). Heritage Hills Parkway loops through the middle. Vehicle gates at the two main street entrances open with transponders, and fobs open the pedestrian gates, pools and tennis courts (Heritage Hills HOA FAQ).

Approximate drive distances from the center of Heritage Hills (OpenStreetMap routing, checked Oct 2026):

  • I-25 at Lincoln Avenue about 1.5 miles
  • Park Meadows mall about 2.5 miles
  • I-25 at the C-470 and E-470 interchange about 3 miles
  • Castle Pines city center about 6 miles
  • Denver Tech Center (I-25 and Belleview Avenue) about 8 miles
  • Downtown Parker about 8.5 miles
  • Downtown Denver (State Capitol) about 18 miles
  • Denver International Airport about 35 miles

For transit, RTD's Lincoln Station, near Lincoln Avenue and I-25, is served by the E, R and T light rail lines and has a 1,734-space park-and-ride (RTD, checked Oct 2026). My South Denver suburb commute guide compares drive times from Lone Tree and its neighbors.

The homes: custom and semi-custom, fully built out

Heritage Hills was planned in the mid-1990s. The HOA was formed on January 30, 1996, and the metro district was organized by court decree on July 12, 1996, to build and maintain the streets, storm sewers and parks (Heritage Hills HOA; district 2026 budget). The area was annexed into the City of Lone Tree in August 2001. Today the district says the community is built out, with no new infrastructure planned. Every home you'll see here is a resale.

The homes are custom and semi-custom single-family houses. Celebrity Custom Homes built in the Overlook, described in 2012 as the last Heritage Hills neighborhood to be developed, and won a National Association of Home Builders Gold award that year for a design there (PR Newswire, March 2012). Listings from September and October 2026 show the range: homes built from 1997 to 2009, from about 3,600 to 5,700 square feet, on lots from about 0.19 to 0.49 acre (MLS listings and county records via Redfin, checked Oct 2026).

Redfin's Heritage Hills page showed a median sale price of about $1.0 million for the three months through September 2026, down 22% from a year earlier (Redfin, checked Oct 13, 2026). Redfin draws that area from the former census place, so it may not match the HOA boundary, and the mix of homes that closed moves the median a lot. Compare individual sales instead: in October 2026, two listings on Cedar Hill were asking about $1.39 million and $1.4 million (MLS listings). Lone Tree prices overall have been softer this year; my Lone Tree market update explains where the new supply is coming from.

HOA, metro district and carrying costs

Heritage Hills splits the work in an unusual way. The HOA handles covenant enforcement, design review and community events, and it doesn't operate or maintain any property. Dues are billed once a year in December and due January 1 (Heritage Hills HOA). The HOA doesn't post the amount online; two October 2026 MLS listings showed $180 a year. Confirm the current figure with the HOA's management company, Keystone, or the seller's status letter.

The Heritage Hills Metropolitan District does the heavy lifting: road repairs, snow removal, common landscaping, the pools, tennis courts, clubhouse, gates, holiday lights and detention ponds (HOA FAQ). It's funded through property taxes, at 33.097 mills in its 2026 budget, and it reports no outstanding debt or bonds (district budget and website, checked Oct 2026). Most Heritage Hills parcels carried 124.433 total mills for 2025 taxes paid in 2026, which also includes South Suburban Park and Recreation District (Douglas County). Filing 1D (Brook Hill, Meadow Hill and Silver Hill) sits in a different tax district, the Park Meadows Metro District, at about 97.7 total mills, so check the parcel's tax district and which associations it belongs to. For most homes here, your community costs show up on your property tax bill rather than a monthly HOA statement.

For utilities, the HOA lists Denver Water. County tax records place Heritage Hills in Southgate Water District, which Denver Water supplies and bills for, and Southgate Sanitation District for sewer. Under the 2001 annexation agreement, the City of Lone Tree provides trash collection and police service (district 2026 budget).

Amenities and what's nearby

The amenities are run by the metro district for residents (Heritage Hills Metropolitan District, checked Oct 2026).

  • Pools Two neighborhood pools, the Summit and Overlook pools, open seasonally; the district listed both as closed for the 2026 season in October.
  • Clubhouse Available to residents for private events by reservation.
  • Courts Two tennis and pickleball courts at the clubhouse, plus a basketball court, open daily 8 a.m. to 9 p.m.
  • Parks Neighborhood parks and playgrounds, including Overlook Park, where the district has announced construction of a pavilion.
  • Community events HOA-organized concerts, food truck Fridays, winter sleigh rides and an annual holiday lights contest.
  • Nearby Park Meadows mall about 2.5 miles away and RTD's Lincoln Station light rail park-and-ride near Lincoln Avenue and I-25.

What to check before you buy in Heritage Hills

  • Metro district budget Since the district carries most community costs, read its current budget and meeting notes. Its Brick Wall Committee is reviewing the community's brick walls, and large projects can shape future budgets.
  • Gate and amenity access Set up transponders and fobs through the metro district at closing. The district also offers the Community by MyQ app for guest passes, and its board has been evaluating keeping the gates closed around the clock.
  • Design review All exterior changes need approval from the HOA's Design Review Committee before work starts, under the March 2026 Design Process and Standards.
  • Systems and basements Many homes here date from the late 1990s and 2000s, so they are roughly 17 to 29 years old. Check roof age, furnaces, air conditioning and water heaters, and ask for permits on any finished basement. My post on whether finished basements add value in Colorado covers the pricing side.
  • Disclosures and radon Read the seller's property disclosure closely (my disclosure red-flags guide helps), and test for radon: about half of Colorado homes test above the EPA's 4 pCi/L action level (CDPHE).

Selling a home in Heritage Hills

Heritage Hills resales compete with new construction elsewhere in Lone Tree. In October 2026, Shea's four collections at Lyric at RidgeGate in Lone Tree started from $673,900 to $989,490 (Shea Homes website). Your advantage is what a new build can't offer: mature landscaping, an established gated setting, and a location minutes from I-25 and Park Meadows.

Pricing comes down to a short list of truly comparable sales, adjusted for lot, updates and finished space. Start with a value request on my home value page. If you're buying, my free buyer guide walks through the Colorado contract timeline.

Questions people ask about Heritage Hills

Is Heritage Hills in Lone Tree a gated community?

Yes. Gates at the two main street entrances open with resident transponders, and fobs open the pedestrian gates, pools and tennis courts. The metro district also offers the Community by MyQ app for guest passes, and its board has been evaluating keeping the gates closed around the clock (district website, Oct 2026).

What are the HOA fees in Heritage Hills Lone Tree?

HOA dues are billed once a year in December and due January 1. The HOA doesn't publish the amount; two October 2026 MLS listings showed $180 a year, so confirm it with the HOA's management company or the seller's status letter. Most community costs are funded instead by the Heritage Hills Metropolitan District's 33.097-mill property tax levy.

Yes. Heritage Hills is in the City of Lone Tree, Douglas County, ZIP 80124, and was annexed into the city in 2001. It was once counted as its own census-designated place, which is why some real estate sites still list it as Heritage Hills, CO.

Is Heritage Hills still building?

No. The Heritage Hills Metropolitan District describes the community as built out, with no new infrastructure and no outstanding debt. Homes for sale here are resales, mostly custom and semi-custom houses built from 1997 onward, after the HOA and district formed in 1996.

What school district serves Heritage Hills?

Heritage Hills is served by Douglas County School District RE-1. Assignments depend on the exact address and can change, so confirm the assigned schools with the district's school locator before you rely on them.

How far is Heritage Hills from downtown Denver?

About 18 miles by car to downtown Denver, 8 miles to the Denver Tech Center and 35 miles to Denver International Airport (OpenStreetMap routing, Oct 2026). RTD's Lincoln Station light rail stop near Lincoln Avenue and I-25 is another option.
