Where BackCountry is and how it connects

BackCountry sits at the south end of Highlands Ranch along Wildcat Reserve Parkway, on the edge of the Backcountry Wilderness Area. There are two gated entrances: the main gate at 10420 Backcountry Drive, at Wildcat Reserve Parkway and Broadway, and an east gate at Wildcat Reserve Parkway and Skydance Drive (Backcountry Association, checked Oct 2026).

Approximate drive distances from the main gate (OpenStreetMap routing, checked Oct 2026):

  • Highlands Ranch Town Center about 3 miles
  • C-470 at Broadway about 4 miles
  • Park Meadows mall, Lone Tree about 10 miles
  • I-25 at the C-470 and E-470 interchange about 10 miles
  • Denver Tech Center (I-25 and Belleview Avenue) about 16 miles
  • Downtown Denver (State Capitol) about 19 miles
  • Denver International Airport about 43 miles

Highlands Ranch Town Center is the closest shopping hub. For how Highlands Ranch works as a whole, from HRCA recreation centers to commute routes, see my Living in Highlands Ranch guide.

The homes: Shea collections and custom homesites

Shea Homes held BackCountry's grand opening in 2007, with a master plan built around views and the wilderness area next door (Shea Homes, 2015). Reflection Park opened in 2008, and the Sundial House was built in 2009. In 2011 the Home Builders Association of Metro Denver named BackCountry its Community of the Year (JR Engineering).

The housing mix runs from Shea's production collections, starting with the early Spirit Trail Collection, to custom and semi-custom homes. JR Engineering, the project's civil engineer, describes the final two residential filings as more than 400 custom and semi-custom lots laid out amphitheater-style so most homes face the views. Two data points give a feel for the range: a 2018 Shea home with 3,867 square feet on 0.16 acre sold for $1,420,000 in September 2025, and the homes listed for sale in October 2026 were asking from about $900,000 to $3.85 million, built from 2008 to 2019 (MLS listings, checked Oct 2026).

Is it still building? Shea no longer lists a BackCountry collection on its Denver-area new homes page (checked Oct 2026), every home listed for sale in October 2026 was a resale, and Highlands Ranch as a whole is close to built out. Ask the association whether any vacant homesites remain. My post on what buyers do now that Highlands Ranch is almost out of new construction covers the alternatives.

On price, Redfin reported a median sale price of about $1.23 million for the three months through September 2026, down 28.6% from a year earlier (Redfin, checked Oct 13, 2026). With only a handful of closings a month, the mix of homes that sold can swing that number, so lean on specific comparable sales.

HOA dues, HRCA and the metro district

Plan on two association bills. The Backcountry Association runs the gatehouse, the Sundial House, the pools, the private streets and the common areas. It maintains nearly 550 acres and 26 miles of private roads (Backcountry Association FAQ). The association doesn't post its assessment publicly. Recent MLS listings showed Backcountry Association dues of $360 a month (a Rainribbon Road listing, October 2026) and $400 a month (a Backcountry Lane sale, September 2025), covering items such as grounds, trash and snow removal. The association is organized into four local service areas, and the $400 listing noted a section where dues include snow removal, so confirm the figure for the exact address in the seller's status letter.

On top of that is the Highlands Ranch Community Association assessment, $174 a quarter ($696 a year) for 2026: $16 for administration and $158 for recreation, which includes the Backcountry Wilderness Area (HRCA January 2026 newsletter).

Property taxes include the Highlands Ranch Metropolitan District, which certified 12.250 mills for 2026 collection (Douglas County mill levy certification). The association describes itself as a sub-association of both HRCA and the metro district. My Parker and Highlands Ranch tax comparison shows how that levy stacks up against newer master plans.

The private roads deserve a second look. Because the association maintains them, long-term paving and replacement costs come back to owners through dues and reserves, so ask for the current budget and reserve study during your due diligence.

Amenities and the wilderness next door

Most of BackCountry's amenities are run by the association for members and their guests (Backcountry Association, checked Oct 2026).

  • Gatehouse Staffed Sunday 8 a.m. to 10 p.m., Monday through Thursday 6 a.m. to 10 p.m., and Friday and Saturday 6 a.m. to midnight. Residents buy transponders ($20 window sticker, $40 license plate) and can send guests a QR code.
  • Sundial House The members' clubhouse, with the Campus Lounge restaurant, Pikes Pub and Lounge, a fitness center and movement studio, treatment rooms and an outdoor terrace with fire pit. Fitness access is included in the monthly assessment.
  • Pools A main recreational pool open from Memorial Day through Labor Day, a lap pool and spas.
  • Amphitheater Stone-seat amphitheater beside the Sundial House for concerts and outdoor classes.
  • Trails, parks and ponds 10.5 miles of interior neighborhood trails, 9 miles of South Rim trails, parks including Solstice Park and Windmill Park, and three ponds (Reflection Pond, Waters Edge and Windmill Pond). The ponds are no-touch, with no fishing.
  • Discovery Center Lost Coffee and rentable conference rooms just outside the main gate.
  • Golf carts Allowed on the private streets if electric, equipped with vehicle-style lights and blinkers, insured and registered for $30.

What to check before you buy in BackCountry

  • Gate access for showings Only residents and invited guests can enter. Buyers need a showing scheduled through the seller's agent, and agents check in at the gatehouse (Backcountry Association FAQ). Plan tours around that.
  • Two sets of documents Request Backcountry Association and HRCA governing documents, budgets and reserve information, and confirm which local service area the home is in.
  • Hillside lots and drainage Homes are terraced for views. Have your inspector look at grading, retaining walls and drainage, and ask for the soils report on newer homes.
  • Architectural review Exterior changes go through the Backcountry Architectural Review Committee, so read the design guidelines before you plan a remodel or landscaping project.
  • Radon About half of Colorado homes test above the EPA's action level of 4 pCi/L (CDPHE). Test during your inspection period; my radon testing guide covers what the results mean.

Selling a home in BackCountry

The gate changes how a listing works. Every showing is coordinated through the gatehouse, and buyers can't drive the streets on their own to look around, so photos, video and the written description carry more of the first impression than they do in an open neighborhood.

Comparable sales are few each month, so pricing comes down to matching lot position, views and finish level carefully. To start that conversation, request a value on my home value page. If you're buying, my free buyer guide walks through the Colorado contract timeline.
