The Parker CO zip code answer is two codes: 80134 and 80138. Both are listed under “Parker, Colorado,” both are primarily in Douglas County, and neither one is the same thing as the Town of Parker’s legal boundary. Your ZIP tells you where the mail carrier goes. It does not tell you which town, county office or taxing district serves a house.

I get this question from buyers who are comparing Parker homes online and notice the same city name on listings that are miles apart. If you’re still getting oriented, start with my Living in Parker guide. And if you’d like a shortlist built around the specific streets rather than the mailing city, my free buyer guide shows how I do it.

What 80134 and 80138 Actually Cover

According to zip-codes.com, 80134 had a 2020 Census population of 76,369 across about 57 square miles. 80138 had 34,337 people across about 62 square miles. Both list Douglas County as the primary county, and both also touch Elbert County.

On the map, 80134 is the western and central side, and 80138 sits farther east. The site lists the 80138 center point about five miles east of the 80134 center point. One quirk: zip-codes.com shows “Lone Tree” as an alias for 80134, so a home can carry a Lone Tree mailing option without being inside the City of Lone Tree.

Town Limits Are Not ZIP Limits

Wikipedia puts the Town of Parker at 58,512 residents in the 2020 census and about 22.4 square miles. Compare that with the two ZIP populations above, which together are nearly twice as large. The difference is the point: both ZIP codes reach well past the town into unincorporated Douglas County.

Stonegate is a good example. It carries a Parker 80134 address but sits outside the town, which I covered in my Stonegate neighborhood guide. For the full breakdown of what changes when your Parker address is unincorporated (permits, code enforcement, dispatch), read Your Address Says Parker. Your Home Might Not Actually Be in Parker.

How I Use the ZIP When Searching Listings

A ZIP filter is a quick way to narrow a search, but it is a blunt one. Searching 80134 pulls in homes from very different price points, ages and lot sizes. Searching “Parker” alone can miss addresses that only use the Lone Tree alias or a neighboring mailing city.

What I do instead is filter by the actual community or subdivision name, then check the ZIP last. I have seen two homes with the same ZIP and the same square footage land on different tax bills because they sat in different metro districts. The ZIP never explained the gap.

What to Check on Any Parker Address

Before you write an offer, I’d confirm four things, none of which the ZIP answers:

1. Town or county. Is the parcel inside the Town of Parker or in unincorporated Douglas County? That sets who permits your projects and who responds to calls.

2. Taxing authorities. The Douglas County Assessor lists every district on a parcel, including any metro district. It takes about two minutes to look up.

3. HOA and metro district. Ask for the dues, the mill levy and the budget. These vary by subdivision, not by ZIP.

4. Commute and amenities. Measure the drive to the places you will actually use, at the hours you will actually drive.

Quick answers

What zip codes does Parker, CO have? Wikipedia and zip-codes.com both list 80134 and 80138 for Parker. Some nearby addresses outside the town also use them.

Is every 80134 address inside the Town of Parker? No. Parts of 80134, such as Stonegate, sit in unincorporated Douglas County. Check the parcel, not the mailing city.

Does the ZIP change my property taxes? Not directly. Taxes follow the taxing districts on the parcel, which the County Assessor publishes.

If you have an address in mind and want a second pair of eyes on which jurisdiction it falls in, I’m always happy to look. Sources: Wikipedia, Parker, Colorado; zip-codes.com pages linked above.
