Stroh Ranch, Parker CO: Neighborhood Guide

Stroh Ranch is one of Parker's established south-side neighborhoods, built mostly between 1988 and 2005 around its own recreation center. Here is what the homes, the fees and the tax picture actually look like, with a source for every number.

Quick answer. Stroh Ranch is a master-planned neighborhood in the Town of Parker, Douglas County (ZIP 80134), between Hess Road and Stroh Road west of Parker Road. About 1,230 houses and townhomes were built there from 1988 to 2005. Most owners pay a $110 semi-annual HOA assessment plus a $48 monthly metro district fee, and the district's property tax levy is just 1.448 mills. Its Creekside Recreation Center has indoor and outdoor pools.

Where Stroh Ranch is and how it connects

Stroh Ranch sits on Parker's south side, inside the Town of Parker. The original neighborhood runs roughly from Hess Road on the north to Stroh Road on the south, with Motsenbocker Road on the west and the Parker Road (State Highway 83) corridor to the east. The Stroh Ranch shopping center, anchored by King Soopers, is at Parker Road and Stroh Road.

Approximate driving distances from the Creekside Recreation Center (OpenStreetMap routing, checked Oct 2026): about 3.1 miles to Parker Town Hall on Mainstreet, about 6 miles to E-470 at Parker Road, about 16 miles to the Denver Tech Center at Belleview Station, about 28 miles to Union Station in downtown Denver and about 33 miles to Denver International Airport. Peak-hour times swing a lot, so drive your real commute once at rush hour. My south Denver suburb commute guide compares the main routes.

Stroh Road itself has been a work zone. The Town of Parker's project widens it to two lanes each way between J Morgan Boulevard and Motsenbocker/Crowfoot Valley Road, adds a new eastbound bridge over Cherry Creek and new trail connections, and the Town has said it expected the work to be complete by October 2026 (Town of Parker, checked Oct 2026). Check the project page for current lane status.

The homes in Stroh Ranch

Douglas County Assessor records (checked Oct 2026) show 1,126 single-family homes and 104 townhomes in the original Stroh Ranch metro district area. Building started in 1988 and ran through about 2005, with most homes finished in the 1990s and early 2000s. Two-story plans are the most common (about 735), followed by ranches (about 217) and split-levels (about 174).

Most single-family homes have about 1,400 to 2,350 square feet above grade (10th to 90th percentile, median about 1,720), and more than nine in ten have a basement. Lots are compact, with a median of roughly 6,000 square feet. The Ironstone Condominiums at Stroh Ranch add one- and two-bedroom condos.

One naming quirk matters when you search listings. The newer Anthology area to the west is recorded under the Stroh Ranch subdivision name in county records, so portals often lump it in. Those homes date from 2003 to 2021 and have separate HOAs, and many are in Anthology West metro districts. I compared that side in my Parker new construction guide.

Redfin's Stroh Ranch area, which also includes Anthology and the Ironstone condos, had a median sale price of about $545,000 over the three months ending September 2026, down 0.9% from the same period a year earlier (Redfin, checked Oct 2026).

HOA, metro district and carrying costs

Stroh Ranch has two layers. The Stroh Ranch Community Association, registered with the state at 1,270 units, charges single-family homes $110 semi-annually, due January 1 and July 1; homes in Filing 9 pay $129. The assessment covers trash removal, the newsletter, covenant enforcement and social activities (HOA newsletter, September 2026). Professional Community Services manages it. Some townhome and condo sections, such as the Creekside Townhomes Association, have their own association on top, with higher dues that typically include exterior items.

The second layer is the Cherry Creek South Metropolitan District No. 1, which owns the Creekside Recreation Center. Its property tax levy is small: 1.448 mills for the 2025 tax year, with no debt service line in Douglas County's levy certification. The district also bills monthly fees for the recreation center and landscape areas. Its 2025 budget lists $48 per month for 1,293 homes and $24 per month for each Ironstone condominium, and current MLS listings show the same $48 (Redfin, Oct 2026). Confirm the current figure before you budget.

Put together, parcels in the original Stroh Ranch tax area carry about 86.6 total mills (2025 levies on the Douglas County Assessor record, checked Oct 2026). Anthology parcels in Anthology West Metropolitan District No. 4, recorded under the same Stroh Ranch name, carry about 129.6. My metro district tax comparison explains how that gap shows up on a bill.

Amenities and what is nearby

The recreation center is the anchor. Access is for registered Stroh Ranch residents with proof of residency, and guest limits apply (Creekside Recreation Center rules).

  • Creekside Recreation Center 19301 J Morgan Blvd, owned by the Cherry Creek South Metropolitan District No. 1: indoor pool, seasonal outdoor pool, racquetball court, workout rooms, fitness classes, tennis and pickleball courts (HOA newsletters, 2025 and 2026)
  • Stroh Ranch Soccer Fields Town of Parker park at 18775 Stroh Road: 16.5 acres, two regulation fields, playground, picnic grills and direct Cherry Creek Regional Trail access

What to check when buying in Stroh Ranch

The original homes here are 21 to 38 years old, so the inspection matters more than the staging. For the radon piece, my Colorado radon testing guide has the details.

  • Supply plumbing Homes from 1988 to the mid-1990s overlap the years polybutylene pipe was made (1978 to mid-1995, InterNACHI). Ask the inspector to identify the supply lines.
  • Original systems Ask for the age of the roof, furnace, AC, water heater and windows, plus any receipts, and price replacements into your offer.
  • Soils and concrete Expansive clay soils are common in Colorado (Colorado Geological Survey). Look at basement slab cracks, driveway heaving and sticking doors.
  • Radon About half of Colorado homes test above the EPA action level of 4 pCi/L (CDPHE). Test during your inspection period and note any existing mitigation system.
  • Covenants and design review Exterior changes such as paint, fences, decks and solar go through the Stroh Ranch design review process. Read the community-wide standards first.
  • Which HOAs and districts apply Confirm whether the address is in the original Stroh Ranch area, a townhome or condo association, or an Anthology filing with a different metro district.

Selling a home in Stroh Ranch

Buyers shopping Stroh Ranch can compare it with other Parker neighborhoods from the same era and with Anthology next door, which offers newer construction but, in many filings, a much heavier metro levy. The low district levy and the recreation center are real selling points, so put those numbers in front of buyers instead of hoping they find them.

For a 1990s home, the prep that matters is usually practical: service the furnace and AC, fix visible deferred maintenance, and gather receipts for the roof, windows and water heater. If you want to know where your home sits today, start with a free home value estimate.
