The Pinery, Parker CO: Neighborhood Guide

The Pinery is one of the oldest planned communities around Parker, set in pine-covered hills along Cherry Creek and Highway 83. Here's what you're buying into, from the covenants to the water district.

Quick answer. The Pinery is an unincorporated community in Douglas County with a Parker mailing address (ZIP 80134), covering about 10.4 square miles along State Highway 83 south of the Town of Parker. Development began in 1971 and the county approved its master plan in 1972. HOA membership is voluntary at $33 a year, recorded covenants apply to every lot, and the private 27-hole Pinery Country Club sits inside it.

Where The Pinery is and how it connects

The Pinery sits in unincorporated Douglas County, south of the Town of Parker, with Colorado State Highway 83 (South Parker Road) running through the middle of it. Cherry Creek and its regional trail follow the same corridor. You'll have a Parker mailing address, but the county handles services like road maintenance, and Douglas County Public Works plows the streets (Pinery HOA FAQ).

Approximate drive distances from the center of The Pinery near Bingham Lake (OpenStreetMap routing, checked Oct 2026). Your exact address can shift these by a few miles because the community covers about 10.4 square miles.

Downtown Parker, about 7 miles north, is the closest town center. If you commute to the Tech Center, test the Parker Road and E-470 route against the I-25 route at your real commute hour before you write an offer. My South Denver suburb commute guide shows how to run that test.

  • Downtown Parker (Town Hall on Mainstreet) about 7 miles
  • E-470 at Parker Road about 10 miles
  • Castle Rock Town Hall about 12 miles
  • I-25 at Castle Pines Parkway about 13 miles
  • Denver Tech Center (I-25 and Belleview Avenue) about 20 miles
  • Downtown Denver (State Capitol) about 30 miles
  • Denver International Airport about 36 miles

The homes: built in layers since the 1970s

Terracor, a Utah development company, started The Pinery in 1971, during a slow real estate market (Pinery HOA history). After Terracor's bankruptcy in 1982, Senior Corp. took over as master developer, and new sections opened on both sides of Highway 83 through plan amendments from the 1980s into the early 2000s (Douglas County Pinery Development Guide). So The Pinery wasn't built all at once. It grew in phases.

You can see that on the ground. Homes from the 1970s and 1980s sit near much newer construction, and the townhomes on Pinewood Drive, near the country club, were among the very first buildings. Lot sizes change by filing too. Open areas were once replatted for 5 to 10 acre sites; Senior Corp. cut lots to 2.5 acres, and later filings went smaller still, so two homes a few streets apart can sit on very different parcels. The 1989 plan amendment, for example, turned about 1,100 acres in the southeast into mostly 2.5 acre lots, the area known as High Prairie Farms.

For a pricing reference, Redfin's page for The Pinery area showed a median sale price of about $915,000 for the three months ending September 2026, with homes selling after about 43 days on market on average (Redfin, checked October 13, 2026). Redfin draws its boundary around the larger census area, which includes newer subdivisions, so treat that as a range check rather than a value for any one home. If you're also weighing newer Parker neighborhoods, my Stonegate guide is a useful comparison.

HOA, covenants, water district and carrying costs

The Pinery Homeowners' Association is voluntary. Dues are $33 a year, paid directly or bundled into the PHA's trash program, and they fund the North Pinery Parkway entry, the association's pocket parks, community events, the newsletter, the PHA office and the RV storage lot (PHA website, checked Oct 2026). You won't see the monthly assessment that comes with most newer master plans.

The covenants are a different story. They're recorded with Douglas County against every Pinery property, so they bind you whether or not you join the PHA. The Architectural Review Committee approves new construction and exterior changes, including paint, decks, fences and replacement roofs.

Water and sewer come from Pinery Water and Wastewater District. About 75% of its supply comes from shallow wells along Cherry Creek, and it also takes renewable water through the regional WISE project (district website). Its 2026 budget shows revenue from water and sewer rates, tap fees and other charges, with no property tax line, so it's funded by rates and fees rather than your tax bill. Some newer subdivisions nearby do carry their own metro district levy, for example Pinery West Metropolitan District No. 2 in Pradera. Total property taxes still vary by parcel, so pull the tax area from the Douglas County Assessor for any home you are considering. My post on why similar homes can carry very different tax bills explains how that works.

Amenities and what's nearby

The Pinery's amenities lean toward trails, water and open space rather than a single clubhouse. Here's what's there, with sources checked in October 2026.

  • The Pinery Country Club A private club with 27 holes across three nines (Mountain, Lake and Valley), nine tennis courts and three pools. Club membership is purchased separately from your home (club website).
  • Bingham Lake Privately owned and leased by the water district to Douglas County Parks and Trails, which sets the rules. No lake permit is needed to fish (PHA FAQ).
  • Pinery Loop Trail About 4 miles, dedicated in 2011, looping through the community (PHA parks page).
  • Cherry Creek Regional Trail Part of the Colorado Front Range Trail, with a connector under Parker Road near the country club (PHA parks page).
  • Pinery parks North Park, Lakeshore Park and Pinery Nature Park are PHA-maintained; Douglas County runs Pinery Park, with softball and soccer fields, a picnic shelter and a playground.
  • Bayou Gulch Regional Park A Douglas County park at 4815 Fox Sparrow Road with two playgrounds, two picnic shelters, a basketball court, two synthetic turf fields and soft-surface trails. Across the road, the county's Bayou Gulch Passive Area at 4728 Fox Sparrow Road has a 2-acre fenced off-leash dog area.

What to check before you buy in The Pinery

Because The Pinery was built over several decades, the right inspection plan depends on when the house went up and what's been changed since.

  • 1970s and 1980s homes Look closely at the electrical panel, original plumbing, windows and roof age, and ask for the permit history on any additions or finished basements.
  • Covenants and ARC approvals Read the recorded covenants before you plan a fence, deck, paint color or new roof, and ask the seller whether past exterior work was approved.
  • Water and sewer source Homes inside the water district's service area are on district water and sewer. Some acreage parcels in and around The Pinery may sit outside it, so confirm the water and sewer source for the specific parcel, and whether it uses a private well and septic system. Douglas County requires a septic Use Permit when a home on septic changes hands, and my guide to well water tests and permits covers what to order.
  • Radon About half of Colorado homes test above the EPA's action level of 4 pCi/L (Colorado Department of Public Health and Environment). Test during your inspection period; my radon testing guide explains the options.
  • Tax area Pull the parcel's taxing districts from the Douglas County Assessor so you know the full mill levy before you write an offer.

Selling a home in The Pinery

A Pinery listing gets compared against very different houses: an updated 1980s custom home on a big lot, a townhome on Pinewood Drive, a newer home in a nearby master plan. Pricing has to account for lot size, updates, and covenant-approved exterior work, not just square footage. Buyers will also ask about radon results, and about the well and septic if the home has them, so it pays to have those answers ready before you list.

If you're thinking about selling, start with a price built on recent Pinery sales, not a broad Parker average. You can request one on my home value page. And if you're buying, my free buyer guide lays out the Colorado contract timeline step by step.

Questions people ask about The Pinery

Is The Pinery in Parker, Colorado?

Not technically. The Pinery is an unincorporated community governed by Douglas County, with a Parker mailing address and ZIP code 80134. It sits south of the Town of Parker along State Highway 83. County departments, not the town, handle services like road maintenance and snow removal.

How much are HOA fees in The Pinery?

Membership in the Pinery Homeowners' Association is voluntary and costs $33 a year (PHA website, checked Oct 2026). The recorded covenants and architectural review still apply to every Pinery property whether or not you join. Check the title commitment for any additional association on the specific home you're buying.

Who provides water and sewer in The Pinery?

Pinery Water and Wastewater District. About 75% of its water comes from shallow alluvial wells along Cherry Creek, and it also receives renewable water through the WISE project. Its 2026 budget has no property tax revenue, so it's funded through rates and fees rather than your tax bill.

What school district serves The Pinery?

The Pinery is served by Douglas County School District RE-1. School assignments depend on the exact address and can change, so confirm the assigned schools for any home with the district's school locator before you rely on them.

How far is The Pinery from Denver?

From the Bingham Lake area it's about 30 miles by car to downtown Denver, about 20 miles to the Denver Tech Center and about 36 miles to Denver International Airport (OpenStreetMap routing, Oct 2026). Drive times depend on traffic and whether you take Parker Road, E-470 or I-25.

Is the Pinery Country Club part of the HOA?

No. The Pinery Country Club is a private club with its own membership, separate from the voluntary homeowners' association. It has 27 holes across three nines, nine tennis courts and three pools (club website, checked Oct 2026).

When was The Pinery built?

Terracor began development in 1971, and Douglas County approved The Pinery master plan zoning on July 26, 1972. Senior Corp. took over after Terracor's 1982 bankruptcy, and plan amendments from the 1980s into the early 2000s added new sections, so homes span several decades of building.
