Where Bradbury Ranch is and how it connects

Bradbury Ranch sits on Parker's west side, inside the Town of Parker, just west of South Jordan Road. The legal subdivision straddles East Mainstreet: 582 homes lie north of Mainstreet around the community pool on McClellan Road, and 857 lie south of it, with Bradbury Parkway near the southern edge (Douglas County Assessor parcel locations, checked Oct 2026). Newlin Meadows is a short distance to the southwest.

Approximate driving distances from the middle of the neighborhood on Bradbury Ranch Drive (OpenStreetMap routing, checked Oct 2026): about 3 miles to Parker Town Hall on Mainstreet, about 4 miles to E-470 at Chambers Road, about 12 miles to the Denver Tech Center at Belleview Station, about 24 miles to Union Station in downtown Denver and about 32 miles to Denver International Airport. My south Denver suburb commute guide compares the main routes at rush hour.

The homes in Bradbury Ranch

Douglas County Assessor records (checked Oct 2026) list 1,366 single-family homes and 72 townhomes under the Bradbury Ranch name, built between 1996 and 2006. About 1,030 are two-story, with roughly 175 ranches and 150 split-levels. Most single-family homes have about 1,450 to 2,950 square feet above grade (median about 2,170), almost all have basements, and about 150 have walkouts. Lots mostly fall between 4,800 and 10,000 square feet.

The Bradbury Ranch legal name covers three homeowners associations, and the county's filings line up closely with the state HOA registry. North of Mainstreet, the 582 homes (median build year 1999) match the 582 units registered to the Bradbury Ranch Homeowners Association. South of Mainstreet, the filings Ryland Homes built from 2000 to 2004, including all 72 townhomes, total 422 homes, the same count registered to the Auburn Hills Homeowners Association. The filings KDB Homes built from 2004 to 2006 near Bradbury Parkway total 434 homes, close to the 438 units registered to the Bradbury Hills Association. Listing portals often label all three as Bradbury Ranch, so read the legal description and the HOA disclosure.

Redfin's Bradbury Ranch area had a median sale price of about $649,000 over the three months ending September 2026, down 8.0% from the same period a year earlier (Redfin, checked Oct 2026). Redfin's boundary also picks up some nearby homes outside the legal subdivision, so treat it as a rough guide.

HOA, pool access and carrying costs

Current MLS listings (Redfin, Oct 2026) show Bradbury Ranch Homeowners Association dues of about $124 to $128 per month; Advance HOA Management manages that association. Bradbury Hills listings show about $110 to $124 per month, and Auburn Hills listings show $288 to $525 per quarter; the state HOA registry lists MSI, LLC as manager for both. Listings in each association say the dues include trash service. Ask for the current assessment letter for the exact address.

Pool access follows the association. The Bradbury Ranch Pool parcel on McClellan Road is owned by the Bradbury Ranch Homeowners Association, and that association's listings show the pool and tennis courts as amenities. The Bradbury Hills Association owns a separate 2.4-acre parcel at 11831 S. Bradbury Parkway that pool directories list as the Bradbury Hills pool, and Bradbury Hills listings show a pool and playground. Auburn Hills listings show parks and trails but no pool. Confirm pool rights for the specific lot with the association before you count on them.

On taxes, Bradbury Ranch is straightforward. Every residential parcel under the Bradbury Ranch name sits in one of two tax districts, and neither includes a metro district. The total was about 90.9 mills for the 2025 tax year (Douglas County Assessor, checked Oct 2026). Nearby Newlin Meadows parcels carry about 134.4 mills because of the Antelope Heights Metropolitan District. My metro district tax comparison explains why that gap matters.

What to check when buying in Bradbury Ranch

Homes here are 20 to 30 years old, which is the age when original systems start coming due. For radon, my Colorado radon testing guide has the details.

  • Original systems Ask for the age of the roof, furnace, AC, water heater and windows, plus receipts, and price replacements into your offer.
  • Supply plumbing The earliest homes, from 1996 and 1997, were built just after the polybutylene era (InterNACHI dates PB pipe manufacturing to 1978 through mid-1995). Ask the inspector to confirm the supply line material anyway.
  • Pool rights and HOA Confirm which association the lot belongs to, whether it has pool access and what the dues cover.
  • Soils and basements Expansive clay soils are common in Colorado (Colorado Geological Survey). Check basement slab cracks, window wells and grading.
  • Radon About half of Colorado homes test above the EPA action level of 4 pCi/L (CDPHE). Test during your inspection period.
  • Covenants Exterior changes go through HOA architectural review; get the design guidelines before planning a fence, deck or paint change.

Selling a home in Bradbury Ranch

Buyers looking at Bradbury Ranch can weigh it against newer west-Parker neighborhoods that carry metro district levies. A roughly 43.5-mill gap against Newlin Meadows is real money every year, so name the tax district in your listing remarks.

For homes from 1996 to 2006, an unfinished basement is a common decision point before listing; my finished basement value guide walks through the tradeoffs. To see where your home sits today, start with a free home value estimate.
