Where Canterberry Crossing is and how it connects
Canterberry Crossing covers a large piece of Parker's east side, inside the Town of Parker. Homes sit south of East Mainstreet and north of Hilltop Road, with Canterberry Parkway as the main road through the community. The legal subdivision name on plats and assessor records is the Villages of Parker, and the older Saddlebrook section is recorded separately.
Driving distances depend a lot on which end you live in (OpenStreetMap routing, checked Oct 2026). From the Saddlebrook area near Mainstreet it is about 1.4 miles to Parker Town Hall; from the middle of the community along Canterberry Lane it is about 4 miles. Expect roughly 5 to 8 miles to E-470 at Parker Road, 15 to 18 miles to the Denver Tech Center at Belleview Station, 27 to 30 miles to Union Station in downtown Denver and 32 to 35 miles to Denver International Airport. My south Denver suburb commute guide compares the main routes, and if E-470 is part of your day, price the tolls with my E-470 toll cost guide.
The homes in Canterberry Crossing
Douglas County Assessor records (checked Oct 2026) list about 2,550 single-family homes under the Villages of Parker and Saddlebrook names; the HOA counts 2,583 homes at build-out. Saddlebrook is the oldest section, built 1986 to 1996. Most of the rest went up between 1995 and 2009, with about 110 homes added after 2010.
Two-story plans dominate (about 1,740 homes), followed by about 490 ranches and 300 split-levels. In the Villages of Parker filings, most homes have roughly 1,600 to 3,200 square feet above grade (median about 2,330), and about 510 have walkout basements. Lots run larger than in Stroh Ranch or Bradbury Ranch: the median is about 7,300 square feet, and about 300 lots are a quarter acre or more.
Redfin tracks the area under its legal name, Villages of Parker. Its median sale price was about $665,000 over the three months ending September 2026, up 2.8% from the same period a year earlier (Redfin, checked Oct 2026). Redfin's boundary may not match the HOA map exactly, so treat it as a rough guide.

HOA, metro district and carrying costs
Every Canterberry Crossing home belongs to two associations: the Villages of Parker Master Association, which does business as Canterberry Crossing Master, and one of 14 sub-associations (HOA FAQ). The 2026 master assessment is $255 per quarter. Published 2026 sub-association rates run from $69 per quarter (Derby Hill) to $485 per month (Creekside West, which includes a 2026 to 2027 special assessment). Colorado Property Management Specialists (CPMS) manages the master association.
Master dues pay the operating costs and reserves for common areas, including the pool, parks, tennis courts and trail areas. Trash service is contracted for the community (HBS, per the HOA FAQ, except the Heathstead section), and the master association handles snow removal on public sidewalks and parks.
Metro district status is easy to miss, and the HOA itself points out that the metro district line on your tax bill is not the HOA. Douglas County records show three groups (2025 levies, checked Oct 2026): older filings with no metro district at about 90.9 total mills; filings in the Canterberry Crossing Metropolitan District, 15.6 district mills (1.6 operating, 14.0 debt service), for about 106.5 total; and filings in Canterberry Crossing Metropolitan District II, 25.8 district mills (2.8 operating, 23.0 debt service), for about 116.7 total. The address decides which applies. My metro district tax comparison shows how much a gap like that moves a bill.
Amenities and what is nearby

What to check when buying in Canterberry Crossing
Canterberry spans almost 30 years of construction, so the checklist depends on the section. For radon, my Colorado radon testing guide has the details.
- Which sub-association Dues, coverage and rules differ across the 14 sub-associations. Get the sub-association's budget and reserve information, not just the master's.
- Metro district and debt Check the tax authorities on the Douglas County Assessor record. A District II filing carries about 25.8 more mills than an older filing with no district.
- Older systems Saddlebrook and other homes from the late 1980s and early 1990s overlap the polybutylene era (pipe made 1978 to mid-1995, InterNACHI). Ask the inspector to identify the supply lines.
- Walkouts and slopes With about 510 walkout basements, look closely at grading, drainage away from the foundation, retaining walls and deck structure.
- Soils Expansive clay soils are common in Colorado (Colorado Geological Survey). Watch for slab cracks and heaving.
- Radon About half of Colorado homes test above the EPA action level of 4 pCi/L (CDPHE). Test during your inspection period.
- Design approvals Exterior changes need approval under the master association's ARC guidelines, and sub-associations can add their own rules.
Selling a home in Canterberry Crossing
Buyers comparing Canterberry Crossing tend to weigh lot size, the golf course setting and the tax district. If your home sits in a filing with no metro district, or in the lower-levy district, say so plainly in the listing. It is a real carrying-cost difference.
For late-1990s and 2000s homes, the prep that pays is usually the unglamorous kind: mechanicals serviced, roof age documented, walkout and deck areas cleaned up. To see where your home sits today, start with a free home value estimate.
