That is notably lower than neighboring Greenwood Village or Cherry Hills, and competitive with parts of Littleton and Centennial. You will find a mix of mid-century ranch homes (1950s-1970s builds), newer townhome developments along Broadway, and some renovated bungalows in the older neighborhoods near downtown.
Inventory tends to move quickly here because demand is consistent – the combination of light rail, walkability, and relative affordability keeps buyer interest strong. Homes under $500,000 typically receive multiple offers within the first week if they are priced correctly and show well.

Downtown Englewood along South Broadway has seen significant revitalization. The CityCenter development brought retail, dining, and the Englewood Civic Center together. Bates-Logan and Cherrelyn are quieter residential pockets with tree-lined streets and larger lots. Baker Heights and Cinderella City (yes, named after the old mall) are seeing new infill construction and townhome projects aimed at first-time buyers.
If walkability matters to you, focus your search near the Englewood light rail station or along South Broadway between Hampden and Belleview. Those pockets score highest for walk-to-daily-errands convenience.
Schools and Families
Englewood falls primarily within Englewood Schools (a small district serving about 3,000 students) and portions of Cherry Creek Schools and Littleton Public Schools depending on exact address. Cherry Creek-zoned homes in Englewood are particularly sought after – you get Cherry Creek school quality at Englewood home prices, which is a combination that savvy buyers notice quickly.
For younger families, Colorado’s Finest Alternative Program and Cherrelyn Elementary both carry solid reputations. Bishop Elementary and Flood Middle School serve the central parts of the city.
What Makes Englewood Different
Three things stand out about Englewood compared to other south metro communities:
Light rail access without light rail prices. The Englewood station on the E and H lines gives you a direct shot to Union Station, the Tech Center, and Lone Tree. Communities with comparable transit access – like Littleton near Mineral station or Lone Tree at Lincoln – typically price 15-25% higher.
Genuine walkability. South Broadway has coffee shops, restaurants, breweries, and small businesses within walking distance of residential neighborhoods. This is not the strip-mall walkability of newer suburbs – it is actual, organic, evolved-over-decades pedestrian life.
Renovation opportunity. The 1950s-1970s housing stock means many homes have original layouts and finishes. If you are comfortable with a project, you can add significant value through kitchen and bathroom updates. The bones on these mid-century ranches are typically excellent – solid foundations, good lot sizes, mature trees.
Things to Consider
Englewood is not for everyone. The housing stock is older, which means you should budget for updates to electrical, plumbing, or HVAC on many properties. Some blocks are more polished than others – there is genuine variation in upkeep from one street to the next. And while South Broadway is thriving, some of the commercial corridors along South Federal and South Santa Fe are still being developed.
Noise from Arapahoe Road and the light rail can be a factor for homes within a few blocks of major arterials. If quiet is important, look at the interior blocks of Bates-Logan or Cherrelyn rather than anything fronting Broadway or Hampden.
Getting Around
Beyond the light rail, Englewood sits at the intersection of US-285 (Hampden), Broadway, and Santa Fe. You can reach Denver Tech Center in 10 minutes, Cherry Creek Shopping Center in 12 minutes, and downtown Denver in 15 minutes without traffic. RTD bus routes supplement the rail, and the city has been adding protected bike lanes along key corridors.
For commuters heading south toward the I-25 corridor or Parker, Englewood is actually well positioned – you are already south of the worst downtown interchange congestion, and Arapahoe Road connects you east to I-25 without fighting through central Denver.
Who Is Englewood Right For?
Englewood tends to attract first-time buyers who want proximity to Denver without the Denver price tag, transit commuters who work downtown or in the Tech Center, and investors who see the renovation potential in older housing stock. It is also popular with downsizers from larger south metro homes who want a smaller footprint without giving up access to everything they already know.
If you are comparing Englewood against Centennial, Littleton, or Highlands Ranch, the trade-off is straightforward: you get better transit access and walkability in exchange for newer construction and larger lots. It depends entirely on what matters most to your daily life.
