Quick answer: Littleton is one of the most livable cities in the south Denver metro – walkable downtown, strong schools, reasonable home prices compared to Cherry Creek or Greenwood Village, and real small-town character despite being 20 minutes from downtown Denver.
Why People Keep Moving to Littleton
I get asked about Littleton a lot, especially from buyers who want a neighborhood that feels less like a suburb and more like a small city. And that’s exactly what Littleton delivers. The historic downtown along Main Street has locally owned coffee shops, restaurants, and boutiques that give it a personality most planned communities just can’t replicate.
The South Platte River runs right through town, connecting to the Mary Carter Greenway Trail – one of the best biking and walking paths in the metro area. You can ride from Littleton all the way to Chatfield Reservoir without crossing a major road. For families, that kind of outdoor access matters.
Littleton is also the county seat of Arapahoe County, which means you’ll find government offices, a courthouse, and a certain institutional stability that comes with being a county hub. It’s not just a bedroom community – people work, shop, and socialize here without needing to drive into Denver.

As of early 2026, the median home price in Littleton sits around $625,000 to $675,000, depending on whether you’re looking at older homes near downtown or newer builds on the edges. That’s notably less than neighboring communities like Greenwood Village (where medians push over $1 million) but in line with Centennial and Highlands Ranch.
What you get for that price varies a lot by neighborhood. Homes in the historic Littleton downtown area tend to be older, character-rich, and on smaller lots. Think 1950s-1970s ranch-styles and split-levels with mature trees. Move south toward Columbine or Ken Caryl, and you’ll find larger lots, newer construction, and more space – but a different vibe.
One thing I tell my clients: inventory in Littleton moves faster than you’d expect. Homes near downtown and the light rail station tend to go under contract within two to three weeks during spring and summer. Schools and Families
Littleton is served primarily by Littleton Public Schools (LPS), which consistently ranks among the top districts in the state. Euclid Middle School and Heritage High School both perform above state averages. The district also runs several choice and charter programs that give families flexibility.
Parts of western Littleton fall into the Jeffco (Jefferson County) school district, which is the largest in Colorado. For families with younger kids, Littleton also has solid parks and rec programming. Cornerstone Park, South Platte Park, and the Carson Nature Center offer year-round outdoor activities without driving to the mountains.
Commute and Transportation
This is where Littleton really stands out. The Mineral and Littleton/Downtown stations on the RTD light rail C and D lines give you a direct ride to downtown Denver, the Tech Center, and Denver Union Station. For people who work in the city but want to live somewhere with breathing room, that train connection is a game-changer.
By car, you’re looking at 15-20 minutes to the Denver Tech Center via C-470 or Santa Fe Drive, and about 25-30 minutes to downtown Denver depending on traffic. C-470 runs along Littleton’s southern edge, connecting you to the western suburbs and I-25 quickly.
One note: Santa Fe Drive (US 85) runs straight through old-town Littleton. It’s convenient for getting north-south, but it can get congested during rush hours. If you’re commuting daily, the light rail is often the smarter play.
What Littleton Feels Like Day-to-Day
Downtown Littleton has a farmers market on weekends during summer. The Alamo Drafthouse Cinema is here if you’re a movie person. The Town Hall Arts Center puts on community theater. There’s Breckenridge Brewery’s original location. It’s the kind of place where you run into people you know at the grocery store – which some people love and some people don’t.
The outdoor access is genuinely excellent. Waterton Canyon (the start of the Colorado Trail) is about 15 minutes south. Chatfield State Park is right there. And you’re closer to the foothills than most of the south Denver suburbs, so weekend hikes don’t require a 45-minute drive.
For buyers who are wary of HOAs, downtown Littleton has plenty of older neighborhoods without them. That’s increasingly rare in Colorado, where new developments almost always come with HOA fees.
Things to Consider Before You Buy
Littleton isn’t perfect for everyone. The older housing stock near downtown means some homes need updating – think original kitchens, single-pane windows, and smaller garages. If you want move-in-ready, you may need to look at the newer parts of town or increase your budget.
Flood zones are worth checking. The South Platte River floodplain affects some properties near the water, which means flood insurance on top of your regular homeowner’s policy. My flood insurance guide walks through what to watch for.
And while downtown Littleton is walkable, the rest of the city is pretty car-dependent. If you want the true walkable lifestyle, you’ll want to be within about a mile of Main Street.
