Highlands Ranch Zip Code Guide: What 80126, 80129 and 80130 Actually Cover

Highlands Ranch has three main ZIP codes: 80126, 80129 and 80130. All three are in Douglas County, and all three list Littleton as the primary mailing city, even though the homes are in Highlands Ranch, not in the City of Littleton. A ZIP code only tells the Postal Service where to send your mail. It doesn’t tell you which government, which taxing districts or which HOA rules apply to a house.

The Three Highlands Ranch ZIP Codes at a Glance

According to Wikipedia, Highlands Ranch is served by 80126, 80129 and 80130, plus 80163, which is used for post office boxes. Here is how the three street-address ZIPs compare, using Census-based figures from United States Zip Codes:

80126: about 10.8 square miles of land, roughly 44,200 residents, and an estimated median home value of $713,500.
80129: about 7 square miles, roughly 29,700 residents, and an estimated median home value of $643,400.
80130: about 6.9 square miles, roughly 27,300 residents, and an estimated median home value of $652,700.

Those values are ZIP-wide estimates, not prices for a particular street. Use them to see that the three areas differ in size and housing mix, not to predict what any one home will sell for.

The Postal Service assigned these ZIP codes to the nearby City of Littleton, so “Littleton, CO” is the default city line on a lot of Highlands Ranch mail. “Highlands Ranch” is an accepted alternate, which is why you’ll see both on listings and utility bills.

The mailing city is a postal label. It isn’t a legal address for tax or jurisdiction purposes. I’ve watched buyers assume a Littleton mailing address meant Littleton city services, and it doesn’t. Highlands Ranch Isn’t a City: Who Provides What

Highlands Ranch is an unincorporated community governed by Douglas County, and the Census Bureau treats it as a census designated place. That means there’s no city hall and no city council. Instead, the Highlands Ranch Metro District handles much of what a city usually would, including arterial roads, parks and open space, and it’s funded mostly through property taxes.

Law enforcement comes from the Douglas County Sheriff’s Office, fire service from South Metro Fire Rescue, and public schools are part of Douglas County School District RE-1. Separately, the Highlands Ranch Community Association (HRCA) is a nonprofit that enforces the community covenant and runs on HOA fees. So a single Highlands Ranch address can involve the county, a metro district and an association. What 80124 Is and Why It Gets Mixed Up

You’ll also see 80124 on searches for Highlands Ranch homes. Its primary city is Lone Tree, and the Postal Service doesn’t list Highlands Ranch as an accepted name for it. It’s a Douglas County ZIP of about 9.4 square miles with an estimated median home value of $726,600, per United States Zip Codes.

Some addresses near the boundary can still feel like Highlands Ranch to a buyer. If a listing uses an 80124 address, confirm the community and the districts from the county record before you assume anything. Lone Tree has its own city government, so the answer changes who you call for services.

How to Check a Specific Address Before You Make an Offer

Three quick checks save a lot of surprises. First, look up the parcel on the Douglas County assessor’s site and read the list of taxing districts. Second, ask the listing agent which HOA or association applies and request the governing documents. Third, check the school assignment for the address on the district’s own boundary tool, since ZIP code doesn’t set it.
