A client called me last month, worried she had priced herself out of Parker before she had toured a single home. The number in her head was close, but not for the reason she assumed. She had budgeted for the mortgage payment and forgotten almost everything that comes with it.
Here is what Parker actually costs right now, based on current listing data and the numbers I see on real closings, not a marketing estimate.
What homes actually cost in Parker right now
Recent data puts Parker’s median home price somewhere between $650,000 and $700,000, depending on the month and which index you check. Redfin had it near $658,000 this spring, down slightly from a year earlier, while Zillow’s typical home value estimate runs closer to $700,000. The range matters more than any single figure, since Parker covers everything from townhomes in the low $400s to custom builds well past $1.5 million, often on the same few square miles.

Douglas County’s effective property tax rate actually runs below the Colorado state median. That sounds like good news until you look at the dollar amount, because home values here are high enough that the typical annual tax bill still lands around $4,000 to $5,000, above the national median of roughly $2,400. Lower rate, higher bill. That is the trade you make buying into a county with strong schools and newer infrastructure, and it is worth building into your monthly budget before you fall in love with a listing.
The everyday costs: utilities, groceries, and daily life
Cost of living indexes for Parker generally run 20% to 40% above the national average, and housing does most of that work. A two-bedroom rental here commonly runs over $2,100 a month, which matters even if you are buying, since it tells you what a future tenant would pay if you ever needed to rent the place out. Groceries and everyday transportation track closer to the state average. It is mostly housing and property-related costs that separate Parker from a typical mid-size American suburb, not the cost of milk or gas.
How Parker compares to nearby suburbs
If you are cross-shopping, Castle Rock tends to land close to Parker on price, often within $20,000 to $50,000 depending on the neighborhood, while Lone Tree runs meaningfully higher, frequently $150,000 to $250,000 above Parker’s median. I break down all three suburbs side by side in my Parker vs. Castle Rock vs. Lone Tree comparison, including commute times and neighborhood character, not just price.
Quick answers
Is Parker expensive compared to the rest of Denver metro? Generally yes on housing, no on most daily expenses. Groceries, gas, and services track close to state averages, so it is the home prices and related property costs doing the heavy lifting.
What is a realistic property tax estimate for a $700,000 home in Parker? Based on current Douglas County mill levies, expect somewhere in the $4,000 to $5,500 range annually, though your exact bill depends on the specific taxing districts tied to your address.
Is renting cheaper than buying in Parker right now? It depends on your timeline. I walk through the real math in my rent versus buy analysis, since the answer shifts a lot based on how long you plan to stay.
