Castle Pines Village is a gated golf community that carries a Castle Rock mailing address, and that small detail trips up more buyers than you would expect. Here is what else people miss before they make an offer.
What Castle Pines Village actually is
Castle Pines Village is a gated community of roughly 1,800 homes spread across about 2,800 acres, built around two Jack Nicklaus-designed golf courses, Castle Pines Golf Club and The Country Club at Castle Pines. Homes range from patio homes and condominiums to large custom estates, and the most significant properties reach well into the multi-million-dollar range. The HOA and golf membership are two separate things

This is the detail that catches almost every first-time buyer here. The Castle Pines Village HOA fee covers landscaping, community upkeep, and the 19 sub-associations that each carry their own additional covenants, but it does not include membership to either golf club. Golf and country club membership is a separate cost and a separate application, so budget for it independently rather than assuming it comes bundled with the HOA dues. Get the specific sub-association’s covenants in writing before you go under contract, since rules on things like exterior paint colors, fencing, and renovations can differ from one pocket of the Village to the next.
What financing actually looks like at this price point
Most homes in the Village sit above conventional loan limits, which means jumbo financing is the norm rather than the exception. Underwriting on jumbo loans looks different from a standard mortgage, with more scrutiny on reserves and documentation. What to actually inspect before you buy
Homes here span several decades of construction, and custom estates built in the 1980s and 1990s carry different mechanical systems, insulation standards, and roofing materials than the newer builds. A standard inspection is not optional just because the price point is high. If anything, larger custom homes tend to have more systems (multiple HVAC zones, well-integrated irrigation, elaborate outdoor living spaces) that are worth a specialist’s eyes, not just a general home inspector’s.
Amenities worth knowing about before you tour
Beyond the two golf courses, the community includes roughly 13 miles of trails, tennis and pickleball courts, multiple pools, and a fitness center. None of that shows up in a listing photo of the kitchen, but it is often the actual reason people choose the Village over a comparable custom home outside the gates.
